How Much Is Your Home Worth?
When a marriage ends, the house is often the largest shared asset on the table. I help divorcing homeowners across Nevada County value, prepare and sell the family home with clear communication, steady guidance and a strictly neutral approach.

Divorce is already one of the most stressful experiences a person can go through. Add a home sale to it, and you're juggling major financial decisions, attorneys, court timelines, two sets of opinions and a lot of emotion, all at the same time.
I'm Kurt Congdon, and I've been helping families buy and sell homes in the Sierra Foothills for more than 30 years. Over that time, I've worked with many sellers going through divorce, separation and other major life changes. My job is to take the real estate side of the process off your plate and handle it with care, discretion and professionalism, so you can focus on what comes next.
When you work with me, you work with me directly. You won't be handed off to an assistant or a junior agent. I'm your single point of contact from the first conversation through the closing table.
A typical home sale has one set of sellers with one shared goal. A divorce sale has two owners who may no longer agree on much of anything, and every decision, from the list price to accepting an offer, may need both signatures. Communication can be strained, timelines may be set by the court, and both parties often have separate attorneys giving separate advice.
My role is to bring order, fairness and market expertise to that situation. I work within the direction set by both spouses and their legal and financial advisors, and I keep the transaction organized and moving forward.
I don't take sides, and I don't give legal or tax advice. I treat both parties with equal respect, share the same information with both, and focus on one shared goal: selling the property for the best possible outcome with the least possible friction.
Should we sell the home now, or should one spouse keep it?
What is the property realistically worth in today's Nevada County market?
What, if anything, should be repaired or updated before listing?
How will communication between both owners be handled?
What happens if we disagree on price, offers or timing?
How will you coordinate with our attorneys, mediator or financial advisors?
How can the sale stay on schedule if there are court-ordered deadlines?

Your personal situation stays private. Buyers and other agents only need to know about the home, not the reasons behind the sale.
In a sensitive sale, experience matters. I've built my career in Nevada County on integrity, hard work and putting clients first, and I bring that same commitment to every divorce-related transaction.

Yes. When a jointly owned home is sold, I represent the sellers as a whole and stay neutral between both spouses. Both of you receive the same information, and major decisions are made with both of your approvals.
Disagreements are common and expected. I provide objective market data so decisions are based on facts rather than emotion. If you still can't agree, I'll work with your attorneys or mediator, who can help resolve the issue under the terms of your agreement or a court order.
Absolutely. With your permission, I'll keep your attorneys, mediator or financial advisors informed throughout the sale so the transaction stays aligned with your settlement and any court-ordered deadlines.
I prepare a detailed comparative market analysis using recent sales, active and pending listings, and the home's condition, location and features. For court purposes, your attorneys may also order a formal appraisal, and I'm happy to share my market data with them.
Whatever works best for you. Some couples prefer joint meetings; others prefer separate calls and emails. I'll make sure both of you receive the same updates and documents, no matter how we communicate.
Timing depends on price point, condition, location and current market conditions. When we first talk, I'll give you a realistic timeline for your specific property and build a plan that fits any deadlines set by your attorneys or the court.
